Tax depreciation, which enables business clients to reduce the amount of their reported taxable income, may seem straightforward at first glance. But depreciation can quickly become complex and cumbersome as tax professionals navigate which assets can be depreciated for tax purposes, how to calculate tax depreciation, and any state-level nuances that may arise. To determine your basis, you’ll likely need to use the latest real estate tax assessment, which generally divides the property into land and building tax value.
The IRS allows you to deduct a specific amount (typically 3.636%) from your taxable income every full year you own and rent a property. If you use a dwelling unit for personal purposes, but not as a home, report all the rental income in your income. A common situation is the duplex where you live in one unit and rent out the other. Certain expenses apply to the entire property, such as mortgage interest and real estate taxes, and must be split to determine rental and personal expenses. In most cases, any loss from an activity subject to the at-risk rules is allowed only to the extent of the total amount you have at risk in the activity at the end of the tax year. You are considered at risk in an activity to the extent of cash and the adjusted basis of other property you contributed to the activity and certain amounts borrowed for use in the activity.
For example, if you must make repairs after a tenant moves out, you still depreciate the rental property during the time it isn’t available for rent. You can deduct the ordinary and necessary expenses of traveling away from home if the primary purpose of the trip is to collect rental income or to manage, conserve, or maintain your rental property. You must properly allocate your expenses between rental and nonrental activities. You can’t deduct the cost of traveling away from home if the primary purpose of the trip is to improve the property. The cost of improvements is recovered by taking depreciation.
Using the straight line depreciation method, the business charges the same depreciation expense every accounting period. This is the asset cost minus the residual value, divided by the number of functioning years. Under certain conditions, when a person dies, the executor or personal representative of that person’s estate can choose to value the qualified real property on other than its FMV. If so, the executor or personal representative values the qualified real property based on its use as a farm or its use in a closely held business.
Because land isn’t depreciable, you include only the cost of the house when figuring the basis for depreciation. The GDS of MACRS uses the 150% and 200% declining balance methods for certain types of property. A depreciation rate (percentage) is determined by dividing the declining balance percentage by the recovery period for the property.
You have disposed of your property if you have permanently withdrawn it from use in your business or income-producing activity because of its sale, exchange, retirement, abandonment, involuntary conversion, or destruction. The basis of the property you acquired is the total basis of the property transferred (adjusted to the date of the exchange), increased by any gain recognized on the nonbusiness part. A nontaxable exchange is an exchange in which you’re not taxed on any gain and you can’t deduct any loss. If you receive property in a nontaxable exchange, its basis is usually the same as the basis of the property you transferred.

The depreciation allowance for the GAA in 2024 is $1,920 [($10,000 − $5,200) × 40% (0.40)].
